Washoe County leaders will soon decide whether a new housing subdivision, Sierra Reflections, should proceed in a historically rural area of the South Valleys.
The proposal would transform a 760-acre parcel between Pleasant and Washoe valleys into one of the largest residential subdivisions approved in unincorporated Washoe County in the past 20 years. The site is north of Eastlake Boulevard and Old Highway 395 and south of Interstate 580 near the Galena Creek Bridge.
Developer World Properties Inc. has proposed 940 single-family home lots, along with 10 miles of trails, three parks, and multiple traffic roundabouts. Lot sizes would range from under a tenth of an acre to about 1.5 acres.
In total, the plan allows for more than 1,000 units. About 60% of the site would remain as open space, though much of that land is steep and undevelopable. The proposal allows the developer to transfer density from those slopes to other portions of the property.
Dozens of residents have voiced opposition to the project, citing potential issues with increased traffic, water usage, and strain on existing infrastructure.
The Washoe County Planning Commission unanimously rejected the Sierra Reflections project in January. The commission will hear the matter sometime after 1 p.m. tomorrow.
